VA Loans

A VA loan is designed to offer long-term financing to veterans. VA mortgage loans are issued by federally qualified lenders and are guaranteed by the U.S. Veterans Administration. The VA determines eligibility and issues a certificate to qualifying applicants to submit to their mortgage lender of choice. It is generally easier to qualify for a VA loan than conventional loans. Ron Burian from Plum Tree Mortgage is committed to helping his clients with all of their Jumbo Loan needs in Portland, Multnomah County, or anywhere else in Oregon.

What is a VA Loan?

VA loans are mortgage loans offered by Veterans’ Administration sponsored lenders. A VA loan may have either a fixed or adjustable rate. VA mortgages have dollar amount limits. NO down payment is required for qualifying VA loan purchases. We originate VA loans in Portland, all of Multnomah County, or anywhere else in Oregon. Contact Ron from Plum Tree Mortgage for more information at (503) 525-7888.

Why should I use a VA Loan?

VA loans frequently provide better interest rates than other mortgage loan products. Qualified borrowers will be determined by their VA status, credit history, debt to income ratio, and income as well as property-related factors. VA loans can provide lower loan costs than other loan transactions.

VA Loan Requirements

Lenders have several requirements for successful underwriting of VA loans. These may include sufficient borrower income, assets, and credit scores. Property condition and liens, property function, location, construction method, employment and credit history may be some others. While there are advantages for a qualified VA loan, it is important to consider all contributing loan factors together before a VA loan is submitted to underwriting. Working with an experienced qualified loan officer who prescreens borrowers before pre-approving is an important step to meeting conventional loan requirements. Ron from Plum Tree will communicate with you before your loan is submitted to avoid loan delays later in the process.

Certificate of Eligibility

Any VA loan will require a valid certificate of eligibility (DD214). Every veteran has to meet one of the following service requirements before they can obtain a VA loan: 181 days of service during peacetime, 90 days of service during war time, or 6 years of service in the Reserves or National Guard. Some surviving spouses of service members who have died in the line of duty are also eligible. If you need assistance, ask Ron Burian at Plum Tree Mortgage (503-525-7888) to help review or obtain your certificate of eligibility.
